Real Estate Demand Beginning to Revive

Recently, real estate demand has started to build again. The market is beginning to firm once again, however, there are different methods being used in financing. We are observing a new more cautious “borrow and spend mentality”. That is to say, we are seeing more responsible lending and buying in the market rather than the quick, impulsive buying that was occuring in rescent years. We can say that with growing confidence in consumers, market price and demand will stabilize at a price closer to equilibrium.

Smart Growth in Washington

One of the themes from chapter 4 in our text this week was “smart growth”. Smart growth focuses on building cities up, making them more compact, and having more easily accessible transportation for those who live in the area. In the blog that I found regarding “smart growth”, it discusses the way in which the developers are acquiring the land in the case for Seattle, Wa. The plan is to let farmers in King’s County sell their agricultural land; then the developers will transfer the developmental rights of the rural land into commercial and residential. This would make it easier to fully think and plan out a city with great transportation amenities and job opportunities. Everything ,in essence, would be a short walk from ones front door.

Cap and Trade and It’s Affect on Property Rights

The Cap and Trade Bill will be affecting real estate in both the residential and commercial realms. The new bill requires that all new homes and buildings be constructed under new energy efficiency specifications. This will drive up the cost of construction and therefore raise the price of buying real estate. I believe that this will only be temporary though. Even though the cost of building and buying new real estate will go up, the technology used in these new procedures will become less expensive in the years to come. I also believe that it is important to conserve energy and be more green in all projects these days, big or small. Third Parties Find Themselves in Economic Struggle

Along with the rest of the population involved in real estate, third parties, including contractors, are taking much of the brunt from the banks unwillingness to lend money for projects such as remodels and developments of new communities or projects. In these times funding companies such as Texas’ Compound Profitare answering the contractors and developer’s call for aid in financing their projects.
